Important Facts to Remember When Buying Assignment Condos
Need Developer Approval
Before officially purchasing an assignment property, it’s vital to ensure that the developer has given their final approval to avoid complications.
The Deposit is Higher
While assignment condos are a good way to acquire a property below market price, the deposit for assignment condos is generally higher.
No Physical Showings
Since most assignment condos are pre-selling, it’s rare to have a physical showing of the actual unit.
Additional Closing Costs
Assignees would often encounter additional fees before the final closing. The main additional fees are called levy charges which are also known as development costs. As the assignee, it will be your responsibility to shoulder these costs.
Occupancy Fee
Once you get the physical possession of the property (the occupancy phase), you will be subject to paying occupancy fees until you take the official title of the property (during the final closing.)

I had Purchased a precon a few years ago and unfortunately could not close on the unit. I had never done an assignment sale before so was a little bit nervous as I had heard they can be complex. The guys at Assignment Pros were awesome and easy to talk to when I reached out to them. They went over the entire process from start to finish and provided honest and transparent advise. Long story short we were able to sell my unit and I couldn’t be happier and more importantly a stress off my shoulders

These guys have been by far the best to work with in the industry! I’ve been in the market for some time and worked with many agents but my experience with them has been outstanding. They went above and beyond exceeding my expectations on my first Assignment Sale. Their extensive knowledge and experience in the market as Top real estate agents made the whole process very smooth. I am very satisfied and comfortable working with Taz and the team. I highly recommend them to everyone looking to sell or buy an assignment.
Advantages of Purchasing a Condo Assignment
- The market is significantly less competitive for assignment properties, resulting in a lower purchase price.
- The negotiation process may be easier as the assignor may want to sell their property quicker.
- The occupancy time is shorter as the construction for the property is already underway.
- The property is brand-new and has not been occupied.
- Assignment properties also provide a good opportunity to purchase a unit that would otherwise be sold out in a hot market.
Interim Occupancy VS. Final Closing
Understanding the difference between interim occupancy and the final closing is vital to avoid potential legal issues and enables the assignee to plan their finances better. Here is a quick comparison of the two dates.
Interim Occupancy
- The date the assignor is allowed to start living in the property.
- Often called “pre-closing occupancy”
- Assignor is expected to pay an occupancy fee to the developer that is calculated based on the interest on the remaining balance of the purchase price plus any common expenses or utilities.
- Happens before the final closing date
Final Closing
- The date the assignor becomes the official owner of the property.
- The assignor will be required to pay the balance of the purchase price, including any closing costs, and
- Once the remaining balance is paid, the title of the property will be transferred to the assignor’s name.
- Happens after the interim occupancy
